My job is to help you work through those questions before they turn into expensive decisions.
For sellers, that means understanding what buyers are responding to, how your home should be positioned, and where we can create leverage from the beginning. For buyers, it means looking beyond the list price to understand value, competition, terms, and where there may be room to negotiate.
I don’t believe the strongest negotiator is the loudest person in the room. It’s the person who understands where the leverage is and when to use it.
That philosophy shapes how I approach everything from pricing a listing to structuring an offer. The goal isn’t simply to “win” a negotiation. It’s to protect your position and get the strongest outcome for what matters to you.
My perspective is also shaped by making several big moves of my own. I began my career in New Mexico after purchasing my first home, relocated to Austin in 2019, purchased again in 2020, and later navigated a strategic downsizing within the city. Those experiences gave me a personal understanding of how financial, logistical, and emotional considerations can overlap when life changes.
My listings average 22 days on market with a 101% list-to-sale ratio, reflecting an approach centered on thoughtful preparation, accurate pricing, strong presentation, and protecting seller leverage.
For buyers, that same strategic approach means knowing when to compete, when to negotiate, and when the smartest move may be to walk away.
